All the properties present on the internet site www.tanadellistrice.it are rented by SOLE NEVE NATURA SAS, at the prices published on the Internet site at the terms and conditions indicated. You’ll find the properties divided into two groups on the site PRIVATE FACILITIES and HOTEL FACILITIES, an explanation of each which is given below.

PRIVATE FACILITIES: pursuant to Italian and regional law, Private Facilities are not rented as hotel facilities with special hotel permits or similar.  The main difference between a private facility and a hotel facility is that in the case of the former, the owner may not provide additional services during the guest's stay. Additional services therefore, such as laundry changes, cleaning during the stay, shopping on arrival and other functions may only be provided by third parties and paid directly by the guest during his/her stay.

HOTEL FACILITIES: pursuant to Italian and regional law, classification as a hotel facility authorises the provision of additional
services to customers (included or upon request) such as cleaning, laundry changes etc. Hotel facilities are also allowed to put up a sign indicating the name of the business.


SOLE NEVE NATURA Sas rents its properties (tana dell’istrice; baita belvedere) both for weekly periods and short periods. Over the summer, weeks go from Saturday to Saturday while in the winter weeks start from Sunday to Sunday. During peak season (the week of New Year, July and August) we only rent for short periods at short notice, in other words it is not possible to reserve two nights in July far ahead of time. To request different day of arrival and departure you can contact us on our contact forum or, if you are a registered user, you can send us a message from your reserved area.

OPTIONING AND BOOKING THE PROPERTY/PROPERTIES  When the option request (via internet /e-mail / fax / telephone) has been received and when the availability of the house/houses for the chosen period has been verified, EMMA VILLAS Srl will reserve the house/houses for the client by sending (via e-mail) the option confirmation, also visible within your reserved area (accessible via our website) - the duration of the option depends on the period requested, during which time the clients will inform SOLE NEVE NATURA of their decision. During the high season the option period will be reduced to 24 hours. -The expiry time of all the options as specified on the Option Confirmation mail previously sent to our client, a specified time on the specified date. After the option deadline, if not confirmed in writing by the client, it will be automatically cancelled, this is to allow the booking on line system to work efficiently. The same property will be therefore available and rentable on line. - In the absence of any communication on the part of the client, the optioned house/houses will become free and available for other clients. - If it should happen that a client has optioned a property and intends booking later with respect to the established 48 hours deadline and if a second client has in the meantime optioned the same house for the same period, the first client must wait on the decision of the second.

TERMS OF PAYMENT VALID FOR RESERVATIONS FOR UP TO FOUR CONSECUTIVE WEEKS The booking form contains the amounts and due dates of the various payments needed to make the booking, as follows: - 30% as deposit to be paid on the act of booking - 70% as balance to be paid in the forty days preceding the beginning of location. On receipt of the balance SOLE NEVE NATURA  will send the clients, via e-mail, the documents relative to the booking (Voucher), which are also visible in your reserved area accessible via our website. Reservations made less than thirty days before the beginning of the rental period must be paid in a single instalment at the moment of making the reservation by credit transfer, credit card or in cash at the moment of picking up the keys.

The cancellation of a booking will entail the payment of the following penalties: - 30% of the total amount of the booking in the case of cancellation of the booking communicated before the 40th day preceding the beginning of the stay; - 60% of the total amount of the booking in the case of cancellation of the booking communicated between the 39th and the 30th day preceding the beginning of the stay; - 80% of the total amount of the booking in the case of cancellation communicated between the 29th and the 15th day preceding the beginning of stay; - 100% of the total amount of the reservation plus the costs of opening of file communicated in the 14 days preceding the beginning of stay. CHANGES OF RESERVATION REQUESTED BY THE CUSTOMER

The management will do whatever possible to satisfy the customer’s request but in any case any changes, if accepted by the management, will entail an additional charge to the customer varying in relation to the specific circumstances. 

Communication of recession or cancellation of booking must arrive on a day prior to arrival and will not include the day of arrival. The communication should arrive to us via your reserved area using the button “request cancellation” which can be found in the details of your reservation.

  It is the customer’s responsibility to dispose of rubbish unless otherwise indicated by the owner or his/her representative.

Internet WI-FI connection: wireless internet connection available to guests in the communal lounge.
 Washing machine available for use by guests of the tana dell’istrice and baita belvedere.


For weekly rentals, arrival times are 15.00 to 19.00. Check out is by 10.00 am. We invite guests to let us know of their expected arrival time several days ahead so we can be there to greet them at the apartment.
For short period rentals the arrival and departure time should be agreed several days in advance.

ARRIVAL AT THE HOUSE On arrival clients are requested to present the entry voucher and a personal document (passport or identity card) to the owner or his/her representative for registration as required by Italian law.

SECURITY DEPOSIT On arrival the client must pay the owner or the owner’s representative the security deposit indicated in the property card in cash. This deposit will be returned to the client on departure after the state of the property has been checked and after deduction of eventual damages caused by the client and eventual supplementary costs not included in the rent (for example final cleaning). If a client departs earlier, or if he departs at a time different to the time agreed upon, the owner or the owner’s representative is authorized to return the security deposit by post or wire transfer (having deducted consumption costs and eventual damages) only after having checked the inventory of the property. In the case of controversy between client and owner for eventual damages caused to the structure and contents thereof during the stay and where there is need to repair the damage, with consequent payment against invoice, the owner or the owner’s representative is authorized to return the security deposit by post after having deducted the sum of the invoice and attached a copy for the client. In the event of the deposit not being sufficient to cover the greater damages incurred, the owner or his/her representative may use the deposit as a down payment for such notwithstanding objections by the customer.


The number of people (adults, children, infants) indicated at the moment of the reservation must be strictly observed, any substitution or increase in the number of people must be communicated to the owner who will be bound to have the guest pay any supplements due. In the event of failure to notify by the customer, the owner reserves the right to send away any extra guests from the property.

INFANTS 0-2 years old: Please indicate the number of cots and/or high chairs needed in the reservation form, and in any case at least 30 days prior to your arrival.


Clients are kindly requested to adhere to the rules of behavior in force in our country, regarding good manners and respect towards the owner and the structure in which they are staying. It is absolutely forbidden to move furniture around, to take furniture and ornaments outside the property and to use them in a different way from their intended use. In the case in which a client does not respect the rules of good behavior and this results in damage to the structure and the contents thereof or to the outdoor equipment pertaining to the garden or the pool, the owner has the unchallengeable right to consider annulled the rental contract by means of verbal communication to the client and by means of written communication, in copy, to the agency and to ask the client to leave the property immediately with the right to resort to the police if necessary.

ANIMALS  At the time of reservation the client is required to communicate any pets he/she will be bringing, indicating number and size. This clients must pay an extra for cleaning. The owner can prohibit entry to the client who brings an animal without having communicated such at the moment of booking.

HANDLING OF PERSONAL DATA Personal data and all other elements gathered by our Agency during the course of our work, will be subject to secrecy and will be treated in respect of confidentiality and personal rights through our systematic application of correct protection measures and guarantees drawn up for the handling of paper and electronic data in the measure of the specific data (simple personal data or sensitive or judiciary data). In conformity with the law 196/03 the Client is informed that his/her personal data will be handled only for the uses determined by the contractual relationship for such aims (including accounting and administrative aims). The Client is informed that this data could be used for commercial and promotional activities regarding the services provided by our Agency and for which use the Client’s consent is required. The Client’s want of consent will not permit our Agency to use this personal data for any commercial activity.
